Fence, Sprinklers promised last fall

Does anyone remember the update we got out last September. It was called Update from Developer and it was sent round just before the AGM.

The Developer said the back fence will be extended to gate and new gate will be installed this fall. The remainder of the fence will be carried out during hte winter months...another bullshit story from the Developer, and where the hell is the council whose supposed to be representing us, why aren't they putting pressure on the Developer whose got time to work on his new lots before he can keep promises made last fall. the Common area at the southend was supposed to have a prinkler system installed and it was supposedt o be seeded last fall. There's more stuff on the list of stuff that's supposed to be done. We'll be lucky if anything is completed before Crocker pulls out, after he's made his money on the lots and left us to finish everything.

I wouldn't mind if he was just behind schedule becuase these things happen, but this guy has promised a pool two years ago. So far, no fence, no sprinkler, no pool, and no paving either. Wasn't that promised at the AGM. He said he would pave in the fall, after all the summer traffic was gone.

regional minutes

I can’t believe this. Look at the minutes that I found on the internet, from the regional meeting in 2003. Crocker told me that the regional district used to let people build whatever they wanted because he had some kind of special permission and now because of Rick and his wife, they’d changed the rules so Rick and his wife and you guys couldn’t build your sunrooms. But these minutes that he went to say he was never allowed to build those sunrooms. Man that pisses me off. He lied right to my face. Now I find out he was at this regional district meeting and he agreed to everything way back then, but he just did whatever the hell he wanted. There is no way we will let his son build our place now, there all crooks because the apple doesn’t fall far from the tree.

He builds all these sunrooms that he wasn’t supposed to and then he says its Rick’s fault when he builds the exact same thing. He acts so innocent.

I called that from regional district yesterday and he said regional will be doing inspections in April. Anyne who doesn’t believe you should phone them.

I can’t understand why our council isn’t making sure Crocker is being honest.

Fines

We didn't get the notice you got about speeding and picking up dog doodoo. I went to the office to get it but no one was there. What a joke. We should fine them for not doing the road and the fence or the showerroom. Crocker is going to town on his new lots before he's finished all the stuff he said he'd do last year. Guess he knows where the money is. That really irritates me. How come we can't fine him?
I saw a notice on the office door that said we had to boil our water, but how would you even know about the boil water advisory if you don't happen to go to the office. She should have sent a notice about that when she was threatening to fine us for stupid crap.

Council Doesn't Exist According to Developer

I know you all received the Council's Mission Statement back in September 2006, shortly after we elected a council at the AGM.

Well, the Developer apparantly doesn't recognize that election because he has claimed in a letter dated February 2nd, 2007 that NO COUNCIL HAS EVER BEEN ELECTED. The exact wording is:

"Although The Co-Ownership Agreement provides that the Owners shall elect a Council to act as the agent of the Owners to carry out and exercise certain duties, powers and rights set out therein and to enforce the provisions of the Co-Ownership Agreement against the Owners, such Council has yet to be elected. As a result, pursuant to sub-paragraph 20(1) of the Co-Ownership Agreement, until the election of a Council, the Owner Developer, being Swan Lake, is to exercise the powers and duties of the Council."

Newsletter & Posting on the Blog

I received an email, asking if I'd received the newsletter and if I could post it on the blog. Yes, I did receive the newsletter, but got it in a hard copy, so the only way I could put it on the blog is if I retyped the whole thing and that feels a little too much like work. You can probably ask Natashia for it in digital format. Or maybe Natashia can post it on the blog. I received the income statement for the period Aug 1 to Nov 3o, 2006, too, though for obvious reasons no one should post financial details on-line.

Also received an email from a site owner asking how to post on the blog. While the blog is public (anyone can see it) you have to sign up to make a comment. If you want to post on the blog, you have to register.

You can register by going to the end of any post ... At the end of each post is a link to make a comment. It's gray in colour and looks like this:

Council Mission Statement, etc.

I am reprinting here the Mission Statement of the Swan Lake Recreation Resort Co-owner’s Association, dated September 24th, 2006

MISSION STATEMENT
To deliver open, honest and cost-effective management services to the members of the Swan Lake Recreation Resort Co-owners Association ensuring the maintenance and enhancement of the co-owner financial and esthetic values while providing guests to our adult oriented RV Park, a positive, enjoyable environment and experience, by:

Respecting each other and the co-owners we represent while recognizing that diversity of opinion is healthy and necessary.

Not allowing any private or personal interest to conflict with our mandate to represent the majority of the co-owners.

Conducting all management activities in a professional, businesslike manner.

Ensure the hiring of competent management and professional services

Communicating with our Association members in an open and timely manner.

Encouraging recreational and social interaction amongst both short and long term community members.

PRIOITY ITEMS

In the same correspondence, dated September 24th, 2006, the newly formed Council listed a few items they considered “priority”. Here are some of them. If anyone wants me to type out the whole list, please let me know and I will do so:

- expedite the acquisition of insurance coverage of the council,
- initiate a detailed financial recording and reporting system / plan in accordance with generally accepted accounting principles, to ensure the most efficient an effective use of co-owner’s maintenance funds and to report to co-owners quarterly.
- Develop fixed fines or remove privileges for breach of agreement / rules & regulations

Purpose of Blog

This blog has one purpose … to share information. It’s a central place for site owners, management and the site owner’s association to post information, if they choose.


Possible Uses for this Site:
- Site owners can give feedback to each other and to management and Council.
-Management can post notices, newsletters or correspondence.
- Council can report progress on issues that many of us are wondering about.
- The possibilities are endless

It is not a place to post sensitive information, like actual financial statements or legal correspondence.

It is my hope that this blog will encourage management and council to communicate with site owners. Council members are all volunteers, and I certainly appreciate that fact. Most are away at the time of this posting, though I know all are accessing their email and are in communication with each other.
